House of Pinoy is run by Chrissie Harvey, a sole trader based in Newbury, Berkshire, not VAT registered. House of Pinoy is registered as a food business with West Berkshire Council, as required by law before selling food.

Everything we sell is baked or cooked fresh by hand, in small batches, in a home kitchen. Because of this, availability is limited and some items are made to order. Product photographs and descriptions are there to give you a good idea of an item, but as each bake is made by hand there may be small natural variations in appearance, size and finish.

All items are subject to availability. If something you have ordered turns out not to be available, we will contact you to arrange an alternative or a refund.

Prices are shown clearly before you pay. Postable items are paid for through our secure checkout, run by Shopify with card payments taken by Shopify Payments. Collection and local delivery items are arranged directly with Chrissie once you make contact, payment is confirmed personally with her before the order is finalised.

Every order is subject to Chrissie's confirmation. In the rare case an item cannot be fulfilled, for example if stock runs out between order and confirmation, you will be offered a full refund or an alternative.

Creating an account is entirely optional, you can always check out as a guest. House of Pinoy decides what your account information is used for and is the data controller; this website is built and maintained by AK Business Solutions, who acts as a data processor on House of Pinoy's behalf, the same data position as the rest of this site.

If you create an account, your name, email, and any addresses or favourites you choose to save are stored securely with our hosting provider, Supabase, hosted in the UK and independently security audited. Your order history stays with Shopify and is looked up for you when you are signed in, it is not copied anywhere else. See our Privacy Policy for full details.

Every product lists its allergens. Please check this carefully before ordering, especially if you have an allergy or intolerance. If you are unsure about anything, contact us before you order, we would always rather answer a question than risk your safety.

Only bakes that travel well are sent by post, using Royal Mail Tracked 48, in protective packaging. Everything else is local delivery or collection only, arranged directly with Chrissie.

Postage is charged at cost: the Royal Mail price for your parcel, plus the packaging it travels in, shown before you pay. Local delivery within 10 miles of Newbury is free. Collection is by enquiry only, including collection from the market stall, arranged directly with Chrissie.

If your order arrives damaged, is the wrong item, or is not as described, contact us with a photo where possible and we will replace it or refund you, then we handle any claim with Royal Mail ourselves.

Once an item has been safely handed to you in good condition, in person or by post, responsibility for it passes to you.

Because our products are fresh food made to order, we cannot accept change of mind returns once an order is confirmed. This does not affect your right to a replacement or refund for a genuine fault.

Because our products are freshly made, perishable and often made to order, they are exempt from the standard 14-day distance-selling cancellation right.

Please make sure the delivery and contact details you give us are accurate, and that someone is available to receive a local delivery or to collect at the agreed time. On receipt, please store perishable food correctly and eat it within the stated shelf life.

Celebration cakes are made to order in two set flavours only, Pandan and Ube. There are no custom designs or bespoke cakes.

Celebration cakes are handled by enquiry, not straight checkout. We need at least 2 weeks' notice, and payment is taken in full up front to confirm your order. Quantities are limited, so please enquire early.

Celebration cakes are for collection or in-person local delivery only, within 10 miles of Newbury. They are not sent by post.

House of Pinoy bakes Wednesday to Friday, 9am to 6pm. We are closed Saturday, Sunday, Monday, Tuesday, and bank holidays. Enquiries can be sent any day and will be answered as soon as possible.

Deliveries go out Wednesday to Saturday. Order the day before for next-day delivery. Standard bake orders take around 3 days to prepare. Celebration cakes need at least 2 weeks' notice, see the section below.

House of Pinoy is registered with West Berkshire Council as required by law. A food hygiene rating is separate from registration and is awarded following inspection, if you would like to know our current status please ask.

Nothing in these terms affects your statutory rights as a consumer under the Consumer Rights Act 2015. Beyond that, our liability is limited to the price paid for the item concerned.

We do not exclude or limit our liability where it would be unlawful to do so, including for death or personal injury caused by our negligence, or for fraud.

The House of Pinoy name, logo, photography and website content belong to us and may not be copied or used without our permission.

We are not responsible for delays or failures caused by events outside our reasonable control, such as supply issues, illness or extreme weather. If such an event affects your order, we will contact you to arrange an alternative date or a refund.

These terms are governed by the law of England and Wales.
